This document summarizes how Staff will complete the analysis phase of the I-4 Corridor Study.
I-4 Economic Corridor Study
Each phase of the study gets tougher:
- Our inventory stage successfully collects large amounts of date.
- In the Analysis Stage we accomplished key progress.
- Our study horizon was established at 2025.
- Successful briefings of BOCC, Business Advisors and Community.
- Defined higher wage jobs - $50,600
- Quantified the # of vacant 5 acre or greater parcels specifically set aside for office and industrial: 50 acres.
- Identified target industries: Manufacturing, Professional Scientific and Technical services, wholesale trade, management services, administrative support services.
- Updated mapping of vacant and redevelopable parcels.
- Location preferences of targeted industries:
- Building permit data showed Office development clustered near USF, TIA, West Shore and I-75 near US 301, and I-4 and the Crosstown.
- Building permit data showed industrial development clustered near the Port of Tampa, I-75 & Adamo Dr area, near US-301 near Harney Rd, the 40th St area and West Plant City in the MLK/Sydney Rd area.
- Economic Impact of different land uses were evaluated: Office, Health Care and Industrial had the greatest impact on the local economy.
- Forecasted growth of targeted industries: County wide land need by 2025= 2,400 acres
- Land costs, utility costs and quantify need for office and industrial land overall and in the corridor: to be presented today.
- Environmental assessment and update Alternative phase work program next week
Site specific preferences: land and building availability, Transportation (road, water, rail, air, transit), available utilities, quality business park, proximity to markets, near industry peers, Quality of life, housing.
General area preferences: Available & skilled workforce, quality of education available for employees and family.
