Little Manatee South Community Plan
Part of the first cycle of comprehensive plan amendments for 2010 Entitled CPA:10-10 Effective Date: November 18, 2010.
The Little Manatee South Community is a predominantly rural community with thousands of acres of sensitive environmental lands and shorelines along Tampa Bay and the Little Manatee River which have been preserved and protected for the benefit of residents, visitors and future generations. These environmental lands will continue to define the character of the area.
Beginning with a public open house in February 2008, twenty-three meetings (23) were conducted by Planning Commission Staff. Technical experts from the county were brought in to provide background and planning guidelines for the members. Attendees to the Advisory Committee Meetings (averaging 20-35 persons) represented a broad selection of property owners and interest groups including residents of Sundance, the communities west of Interstate 75, and small lot owners as well as agricultural land owners. The plan looks beyond the short term horizon 2025 and envisions the area as it might be at the time of buildout (50 years and beyond).
The plan includes a history of the area, a community Vision Statement, six (6) Goals (with implementation strategies), and two maps. The first map illustrates the community plan boundary area. The second map is a concept map, which graphically represents the Vision, Goals and Strategies of this community plan.
