Brandon Community Plan
Part of the First and Second Cycles of 2010 comprehensive plan amendments Entitled CPA:10-12. Effective date: December 30, 2010.
Beginning with a public open house in July 2007, community representatives identified relevant issues and experts from the county were brought in to provide background and planning guidelines for the members. The community categorized their goals in a hierarchy that establishes transportation choices as the prevalent concern in the area. Other goals address the natural environment, infrastructure, character, recreational and cultural resources, protection of existing neighborhoods, and economic competitiveness and regional collaboration.
The Vision Statement along with eight (8) goals and implementation strategies, and the Multi-Modal Transportation District and Character District maps make up the Brandon Community Plan.

Brandon Regional Service Center

With several offices including - Clerk of the Circuit Court, Property Appraiser, Water Resources Payment Location - opened in July 2008. The Regional Service Center reinforces the Community’s vision for Brandon Main Street as the center of our community.
Brandon Advantage Center
The community of Brandon has a number of unmet needs relating specifically to the provision of community space, educational and cultural facilities, as well as Special Needs Hurricane shelters. It is proposed that these needs be addressed through the development of an Advantage Center facility. Assistance in the creation of a development plan for such a resource has been provided through a grant from the State of Florida. This plan is meant to facilitate the realization of the facility in a manner that maximizes utilization and benefit to the community at large. The area includes what is traditionally regarded as Greater Brandon as well as parts of other communities adjacent to Brandon such as Dover, Valrico, Bloomingdale, and Riverview.
The Brandon Regional Service Center has been selected by the Florida Planning & Zoning Association Awards Committee for 2009’s Public Development Award of Excellence.

Two other planning processes have preceded the Brandon Community Plan –
1) The State Road 60 Overlay district that runs from I-75 to Dover Road. Triggered by cost of improvements relative to assessed value of buildings, the regulations affect signage, landscaping, screening, buffers, parking and drive-through locations and building design.

2) Brandon residents felt that Brandon lacked a geographical town center and as a result worked to develop Brandon Main Street, generally located along Oakfield Drive between Lakewood and Pauls. Traditional Neighborhood Development concepts were used in drafting the regulations that cover the district.
